1. INITIAL CONVERSATION
We begin with a phone call or email exchange to understand your timeline, motivation, preferred locations, and price range. I will also ask whether you have spoken with a lender about financing options. If not, I can connect you with trusted professionals.
2. CONSULTATION.
We usually meet at my office in Lake Ridge (Woodbridge) to discuss:
Your current housing and financial situation
Desired home features and search criteria
The home buying process, including financing, offers, and closing costs
Current Northern Virginia market conditions
Representation paperwork, if you decide to move forward
Together, we review available MLS listings and use an elimination strategy to ensure you consider all viable options without missing strong opportunities.
3. LOAN PRE-APPROVAL. Before scheduling home tours, obtaining a loan pre-approval is essential. This helps define your purchasing power and strengthens your negotiating position when submitting an offer.
4. HOME TOURS. Once pre-approved, we begin touring homes that match your criteria. Many properties require advance notice for showings, and desirable listings often sell quickly. We will focus on identifying your top choices while staying responsive to new opportunities as they appear on the market.
5. MAKING AN OFFER. When you find the right home, I will help you prepare a competitive offer based on recent comparable sales and current market dynamics. Important factors include:
6. CONTRACT PERIOD. After contract ratification, the typical closing timeline is 30–60 days. During this period we coordinate inspections, appraisal, lender requirements, and title work to ensure a smooth transaction.
7. FINAL WALKTHROUGH. Before settlement, we perform a final walkthrough to confirm the property condition and completion of any agreed repairs.
8. CLOSING. Closing (also called settlement) takes place at the title company. Once documents are signed and funds are transferred, you receive the keys to your new home.
